Old Madras Road, Hoskote (Greater Whitefield), Bengaluru · Apartments · New launch · Updated 24 October 2026
Sobha One World is the first phase of SOBHA's largest township in Bengaluru: a 300-acre master plan on Old Madras Road at Hoskote, marketed as Greater Whitefield. Phase 1 covers just over 48 acres and puts 3,484 apartments into 14 high-rise wings of 45 to 46 floors, built in six registered phases. The township is planned around a 90-metre cricket ground, a lagoon, themed plazas and more than 50 amenities.
Homes are 2, 3 and 4 BHK apartments from 1,063 to 2,415 sq ft, with a limited number of compact 1 BHK units, and prices start from about ₹1.65 crore. That makes One World the most accessible way into a large SOBHA township on the east side of the city. Possession is phase-wise, from July 2032 for the first wings to September 2033 for the last, so this is a long-horizon purchase.
In short: Sobha One World offers 1, 2, 3, 4 BHK of 1,063 to 2,415 sq ft, priced ₹1.65 Cr onwards, on 48 acres 15 guntas (Phase 1 of a 300-acre township) with 3,484 homes. It is at the new launch stage, with possession expected July 2032 to September 2033 (phase-wise), and its amenities centre on multi-level clubhouse with premium indoor facilities.
Sobha One World is a new launch. Its RERA registration is in place and the first towers or phases are on sale at launch pricing. This is usually the stage with the widest choice of floors, facings and views. Prices in a new launch are typically revised upward as each phase sells, so the earliest buyers tend to get the lowest rate.

These are illustrations based on the starting price, not quotes. Your actual rate, loan eligibility and government charges depend on the unit, your bank and the state.
Beyond the home price, set aside roughly 6-8% of the agreement value for stamp duty and registration (rates vary by state and buyer category), GST of 5% on under-construction homes where applicable, and one-time charges for club membership, maintenance deposit and utility connections. Most banks lend up to 75-80% of the property value, so plan the balance from your own funds. Make sure both your EMI and the construction-linked instalments fit comfortably before you sign.

Old Madras Road, Hoskote (Greater Whitefield), Bengaluru
Hoskote sits on NH-75 (Old Madras Road) at the eastern edge of the Bengaluru metro region, just beyond Whitefield. The Satellite Town Ring Road (STRR) crosses here, linking north towards the airport and south towards Sarjapur and Hosur Road, and the Bengaluru-Chennai expressway starts nearby. Land is still available in large parcels, which is why SOBHA chose Hoskote for its 300-acre township. Today the area is a commute rather than a walk from the Whitefield offices; its future depends on the STRR, logistics and industrial parks, and metro extensions east of Whitefield.
Bengaluru is SOBHA's home city and its largest market. New launches here follow the jobs: east Bengaluru (Whitefield, Sarjapur Road, Panathur, Hoskote) serves the ORR and Whitefield tech parks, south Bengaluru (Hosur Road, Electronic City, Attibele, Bannerghatta Road) serves Electronic City and the Hosur industrial belt, and north Bengaluru (Hennur, Kothanur, Rajanukunte, Devanahalli) is growing on the back of the airport, Manyata Tech Park and the new metro lines. Ticket sizes range from plots under ₹1 crore to large Koramangala apartments above ₹4 crore.

What supports demand here, and what to keep in mind.
Largest SOBHA township in Bengaluru with 50+ amenities, lowest entry price for a SOBHA township in east Bengaluru and phase-wise RERA registration with clear dates are the main reasons buyers shortlist Sobha One World. On the other side of the ledger, possession runs to 2032-2033 and outside BBMP limits; Whitefield is a drive away are the points to weigh.
For apartments, resale value depends on the micro-location, the size of the community (more homes means more resale competition), and the quality of construction and maintenance over time, which is where SOBHA usually scores well. Rental demand follows jobs, so check the distance to the nearest major employment hub at peak hours.
A few rules apply to every purchase: compare the effective price per sq ft of carpet area across your shortlist, check the developer's delivery record on similar projects in the same city, and model returns with conservative appreciation and realistic rent. This is general information, not financial advice.

How the homes are planned, and what to check on your visit.
SOBHA Limited was founded in Bengaluru in 1995 by PNC Menon and is listed on the NSE and BSE. It is known for an unusual degree of backward integration: it runs its own design studio, concrete, glazing, interiors and metal-works factories, and employs its own construction workforce instead of relying mainly on contractors. That control over materials and workmanship is the main reason SOBHA homes carry a price premium over many peers and tend to hold value on resale.
SOBHA has completed close to 600 projects and well over 150 million sq ft across residential, commercial and contractual work, has a presence in 28 cities across 14 states, and has received more than 270 awards. Its residential business spans Bengaluru, Gurugram, Noida and Greater Noida, Mumbai, Pune, Chennai, Hyderabad, GIFT City and several Kerala cities. Sobha One World is part of the developer's current pipeline in Bengaluru.
